Best Malaysia Properties

How we rank properties

Last updated · How we rank

Every property earns raw points out of 100 from six weighted signals, then scores are curved so the best property in Malaysia scores 99. Google Maps reputation counts most (30%), followed by location & connectivity (20%). Paid placement never changes a score or rank.

WeightSignalHow it's measured
30%Google reputationGoogle Maps rating, Bayesian-adjusted toward 4.0 so a 5.0 from 6 reviews does not beat a 4.4 from 600, plus a review-volume bonus (log scale).
20%Location & connectivityDistance to the nearest MRT/LRT/KTM/BRT station plus an editorial 1–5 rating of highway access and real-world traffic.
15%Developer & buildDeveloper track record: tier 1 (major listed developers with decades of delivery), tier 2 (established mid-size), tier 3 (small or unknown).
15%Facilities & livabilitySchools, malls, hospitals and F&B within ~3 km (editorial 1–5), breadth of facilities, and security set-up.
10%ValueTypical transacted RM psf compared with the median of the same category in the same area. Cheaper than peers scores higher.
10%Tenure & ageFreehold > leasehold > Malay reserve (resale market depth), plus building age — newer stock scores higher.

Rules we follow

What we don't measure

Individual unit condition, management committee (JMB/MC) quality, and future price movements. Always inspect the unit, ask for the latest maintenance accounts and get legal advice before you buy.
