Bangsar's top score goes to Bangsar Hill Park, about 400m from Bank Rakyat-Bangsar LRT according to our records. It is leasehold and still being built, with completion listed for 2028. Much of Bangsar's appeal is landed: Bangsar Baru, Bukit Bandaraya and Taman Pantai are low-rise neighbourhoods with very few transactions each year.

Getting around

Bangsar has the rail advantage. Bangsar LRT on the Kelana Jaya Line sits on Jalan Bangsar, with Abdullah Hukum, Kerinchi and Universiti stations close by. KL Sentral is one stop away. The New Pantai Expressway begins at Jalan Bangsar, and the Sprint Expressway is at the north end of Jalan Maarof.

Mont Kiara is a car-first suburb. It sits near four expressways (NKVE, the North–South Expressway, DUKE and Sprint). The nearest rail is Segambut Komuter, 10–15 minutes' drive away, and buses link to Semantan MRT. The 51.6km MRT3 Circle Line, approved in July 2025, lists Mont Kiara and Sri Hartamas stations on its final alignment. Land acquisition was the next step at the time of approval, so the line is years from opening. Treat it as a long-term plus, not a reason to pay more today.

Schools and lifestyle

Mont Kiara is built around the expat family: Garden International School (British) and Mont'Kiara International School (American) are in the area, and the Lycée Français is within about 3km. Daily needs are covered by Publika, 1 Mont Kiara, Plaza Mont Kiara and Sunway 163 Mall. Bangsar is an older, mixed neighbourhood known for its food and its Sunday night market, with Bangsar Village and Bangsar Shopping Centre as anchors. Universiti Malaya is about five minutes away. One caution: parts of southern Bangsar are known to be flood-prone and a growing population has brought heavier traffic and parking shortages.

Prices and foreign buyers

Recorded sales put Mont Kiara condos at a median of about RM811 psf between January 2024 and August 2025, based on 183 transactions. Bangsar-named condos came in around RM729 psf, but on only 15 sales, so the Bangsar figure is a rough guide. In practice Bangsar's boutique and landed homes trade at very high absolute prices. Foreigners buying in Kuala Lumpur generally face a RM1 million minimum price for most residential property. Since 1 January 2026 they also pay a flat 8% stamp duty on the transfer. Only about 15% of recorded Mont Kiara condo sales were below RM1 million.

Which suits you?

  • Families with children at international school: Mont Kiara, for the school run.
  • Rail commuters and city workers: Bangsar, especially near the LRT.
  • Landed home buyers: Bangsar. Mont Kiara has very little landed stock.
  • Buyers who want a liquid condo resale market: Mont Kiara, which has many more condo transactions.
  • Freehold seekers: both have freehold options (Arcoris, Bangsar Peak, Bangsar Baru), but check each title. See our freehold vs leasehold guide.
