Choose Puchong if you want a newer, more affordable township home on the LRT, especially in Bandar Puteri or Bandar Kinrara. In our rankings Puchong averages higher (87 vs 80 across eight projects each), but Subang Jaya's top condos have far more Google reviews, which gives a firmer read on how residents rate them.

Getting around
Puchong is served by the LRT Sri Petaling Line, which runs through the town with stations including Kinrara BK 5, IOI Puchong Jaya, Pusat Bandar Puchong, Bandar Puteri, Puchong Perdana and Puchong Prima, ending at the Putra Heights interchange. The Puchong section opened in stages in 2016, with the final stations to Putra Heights opening on 30 June 2016. By road, almost everything depends on the LDP, which is the town's main artery and a well-known bottleneck at peak hours. The SKVE and Shah Alam Expressway are alternatives for some trips.
Subang Jaya has more choice. The Kelana Jaya Line extension runs through USJ and Subang Alam to Putra Heights. The KTM Komuter station in SS15 goes to KL Sentral and Port Klang, and the BRT Sunway Line, running since 2015, links Setia Jaya, Bandar Sunway and USJ 7. Federal Highway, KESAS, NKVE and the LDP all connect.
If you work in KL city centre, both areas work by train. Subang Jaya gives you a choice of lines and a more direct route to Petaling Jaya. Puchong is better placed for Cyberjaya, Putrajaya and Bukit Jalil.
Schools, universities and shopping
Subang Jaya is the stronger education hub. Taylor's University, Sunway University, Monash University Malaysia and INTI International University are within the city, along with international schools such as Fairview and GEMS. That keeps rental demand from students and staff steady around Bandar Sunway and SS15. The malls are well established: Sunway Pyramid, Subang Parade, Empire Subang, and Main Place and The Summit in USJ.
Puchong's shopping centres on IOI Mall Puchong and IOI Boulevard in Bandar Puteri, plus commercial strips along the LDP. It has fewer universities, but township facilities are newer and many projects are gated.
Prices and what you get
We avoid quoting an area-wide average because recorded transactions are thin at project level. Our own data points show the pattern:
- Condos: Puchong asking prices we track run from about RM569k for a 3-bedroom in Le Pavilion to RM650k for a 2-bedroom in Ten Kinrara, with older IOI stock like Puteri Bayu selling around RM400 psf. Subang Jaya's best-reviewed condos are mostly resale-only, older and freehold in several cases.
- Landed: Semi-Ds in Puchong's Bandar Kinrara and Sunway Eastwood are asked at about RM1.4m upwards. In Subang Jaya, USJ Heights terraces and semi-Ds have sold at RM677–819 psf, and a corner terrace in Taman Pinggiran USJ is asked at RM1.3m.
- New launches: Subang Jaya has Haus on 15, a freehold serviced residence from RM690k. See all current projects on our new launches page.

Which one fits you?
- First-time buyers on a budget: Puchong offers more newer condos under about RM700k near an LRT station.
- Families wanting landed: Both work. Puchong's freehold townships are newer; Subang Jaya's USJ and SS sections are more established and closer to universities.
- Commuters to PJ or KL Sentral: Subang Jaya's KTM and Kelana Jaya Line give more options.
- Buyers working in Cyberjaya or Putrajaya: Puchong is closer.
- Renting out: Subang Jaya's universities support student and staff rental demand. Check each building's by-laws and fees first.
